Subject: April 2013: Second-Year Form
Pratt Homes Service Department

Ladies:

I have now resided at the Sunnidale Vistas for a period of 2 years and 3 3/4 months.

I gave Pratt Homes my life savings, the culmination of my toil, as I embarked on this second half of my life.

I submitted my Tarion 2 year form at the end of April, 2013.

Since doing so, I have called and left messages on Ramona Gross's voice mail, on three occasions, with no call back.

I would appreciate receiving a response to the items in the SIX PAGE second year form, and a reply to my questions.

It was purchased brand new from Pratt Homes, dirty, with the back screws/bolts off.

Is that standard practice, on your part?

I paid to have the HVAC cleaned, at the same time that Pratt Homes dispatched Lennox heating and cooling to service the unit above mine (unit 12).

When I inquired of the Lennox service person as to the cost, I was told that they knew nothing of it, as Pratt Homes was taking care of the payment details.  (Maybe you liked them more than me :-(

Of all of the 90 units at the Sunnidale Vistas complex, why are there ongoing issues with my BRAND NEW HVAC UNIT and why am I presented as being NEGLIGENT in more than one regard??

I entered into this home purchase in good faith.  This is not what I thought new home ownership, retirement, and a welcome to a new city would be like.  Not to mention the surprise increase in condo fees following 12 weeks residency!

I am saddened to say that I have been asked:  "Didn't you GOOGLE this builder?".  No, I did not.  Why would I trust anything I read from I don't know whom, on an internet website?  I didn't even trust what my neighbours were telling me about overpaying and getting damaged/used goods that had past problems.

I know all too well how easily someone's reputation can be tarnished.

Having said that, I bring your attention to the following for response, off of the RedFlags website and ask, as per six page Second Year Form:

Is it at all POSSIBLE, that my suite might not be wired to the correct electricity meter, or is it at all POSSIBLE that I might not be getting the correct bill for the correct meter?  From the RedFlags website, as I have been extremely frugal:

"I can only speak from my experience of purchasing a condo from Pratt Homes, I will never deal with this company again. My gas piping was put into the unit below me, when I asked for it to be fixed I was told that they couldn't cut into the fire wall. I asked to have my railings painted a darker stain and was quoted $1200 dollars, I refused and they painted with clear stain, only on the front side, the bare wood shows between the railings, I wished I had just done it myself. There are sections of drywall separating, we had removed the carpet to put laminate flooring down and found at the top of the stairs boards placed sideways shimmed in. There is no insulation between the floors, food smell comes through the walls of adjoining units, main floor units get to hear the toilets flushing every time someone uses the washroom no matter what time of the day. Hydro has been crossed where a one bedroom unit was paying for 3 bedroom units power. The toilets are of poor quality allowing many leaks and huge water consumption issues. My air conditioner (gift from Pratt) had to be fixed within the first year and this year again has to be fixed, no one wants to stand behind the warranty and the manufacturer is no longer in business. Pay a little extra, don't go through the headaches we went through."  jjjones.

I have NO PLANS to move any time soon.  I feel that harm has come to me in this Ontario new home purchase, physically, mentally, emotionally and materially.  I do not know if I have anything left to do it all over again.

I do not wish any further harm to come to me.

Are there problems with the main floor and is there sufficient support holding up the locker side of the building(s)???  The former board member kept repeating that the floor can't be fixed.  What does that mean?

As per above, I would also like answers to my six page Second-Year Form, please.  I can meet with you again, and in fact would appreciate it, only if I get some honesty my way.

Regards,

Ivanka Jane Prpic.
