I trust that you received a copy of my '30-day' for Tarion.
As you know I am taking next week Mon (Apr 29) off work to be at home so
that things can finally get finished here. I trust that you will make every
effort to coordinate everyone here for that day. I have already lost day of work
on Fri because of the kitchen and will be loosing another one next Monday...

1. the kitchen has been installed, but unfortunately not 100 % finished -
almost. We are getting there. The vent duct for the exhaust fan is
not in place - not the electrical part but the actual duct. There was no one
ready (or available) to put it in. Let me know, if someone will be doing this on
the 29th. TKS
2. The toilet water tank in the main bathroom (on the main floor) is
leaking. Now this is a major problem. It is a slow drip - that's why it
was not notice during inspection I believe, but when I was cleaning on Saturday
I notice black spot on the baseboard behind the toilet. It was MOLD! I cleaned
it as best I could. I have a bowl collecting the water underneath it now but the
toilet needs to be checked. I don't know, if the leak is coming from the
plumbing or if the water tank has a crack in it or what the problem is. I
would appreciate if you could have a plumber come here on Mon to fix
it and if the toilet needs to be replaced that he had one ready and do it on
that day, too. Thanks again, Ramona.
3. Railing to the basement. The first coat was put on last
Fri. Can you have them come on the 29th to put the second coat on?
4. Touch-ups on the wall to the basement after the temporary railing
was removed. The holes needs to be fixed and painted over.
5. The door handle still needs to be changed in the basement
bathroom. The doors to the bathroom cannot be locked at this
point.
6. The door to the on-suit bathroom do not close properly and so
cannot be locked. This was discovered by the inspector on the 30 day.
The door needs to be fixed (adjusted somehow?)
7. Tiles in the laundry room are not covering the whole floor
- they need to be finished to go around the water heater tank. I have North York
Tile coming here on that Mon to fix the hole in the tile in one of the bathrooms
already as well as to fix the crumbling grout in the hallway. Is this there job
to finish the tiling? If so, are you going to let them know to add it to their
work on that Mon?
8. Still the hardwood floor in the kitchen / dining room needs to be
fixed. There is that 45 degree cut in one of the wood.
9. When the kitchen installers finished their part of the job on Fri they
noticed that the cabinets do not cover the two different flooring
types (tile and hardwood). They said that there needs to be put a piece
of wood (base-boarding) to cover it up. I am enclosing a picture of
this, so you know what I am talking about. It looks quite bad the way it is at
the moment.
10. in the 30-day it was reported that there is a dent in the on-suit
shower. this dent wasn't there on the PDI as the shower glass and door
were not installed yet at that time. I believe the dent must have happened
during the installation (a picture of this is in the 30day). I have the plumber
to look at this dent when he was here last Fri. He said that that is a big job
and he couldn't do anything about it last Fri. He said that you (Pratt) might
have someone who can fix it. Otherwise the whole shower would need to be
replaced!
11. A nail in the garage under the electrical panel. That's a
safety hazard. This nail is sticking out of the wall right at the level of my
son's eyes. This nail needs to be removed please.
12. the 30-day. There was a list of outside repairs. I trust that you can
go through those and let me know when finished. Thanks.
13. As you know, on the 29th there is someone coming to fix the front doors
as well as the North York Tile is coming to fix grout and tile.
