Hello Andrew,

 

It is in your best interest to fill out your 1 year end Tarion Form & submit it to both Tarion and Pratt Homes. The Tarion Warranty Forms are time sensitive and if submitted late Tarion will not accept them jeopardizing your warranty. However, Pratt Hansen Group will accept any Tarion Forms even if submitted late or past due.

 

I would like to address some of your issues,

#1 Any issues requiring repairs that were listed on the 30 Day Tarion Form had been addressed and completed off.

 

#2 The unpainted door was done within a couple of weeks, it has since peeled ; you didn’t report it until Mar 14/11 at which time a schedule date of May 12 /11 was given when the weather would be warmer. This was listed as an interval request but it should be written down and submitted with your 1 Year End Tarion Form.

 

#3 Nail pops and drywall touchups are addressed at year end, please submit this on your 1 Year End Form and a repair date will be set up for you.

 

#4No one from your home has called me to have any recaulking touched up for counters, I have no notes on this and no Year End Tarion Warranty Forms requesting this. It was listed on a 30 Day Tarion Form dated Jan 18/10 and completed by our service man Mar 24/10 well within the guidelines and time frame set by Tarion. (Tarion allows a builder 120 days to complete the repairs listed on a Tarion Warranty Form)

 

#5 The mirrored closet doors were on the 30 day list and adjusted when the one door had been replaced ,if they failed staying their tracks it was not reported on nor  submitted on a 1 year Warranty Form.

 

#6 The driveway will be paved when the weather is seasonal and a letter is sent to you to advise you when it will be done. Generally several drives will be paved during a specific time frame. This should be listed on your 1 Year End Form.

 

I await your 1 Year Tarion Form and once I  received it , I will document it the form and l call you to arrange a repair date.

Hi Ramona.

 

I haven’t submitted the 1-year Tarion form.  The reason for it was this : We submitted a few things to have fixed, ie: Mirrored closet doors, caulking around the counters, nail pops, unpainted door etc…   The contractor that was sent to perform the repairs was incompetent and performed a repair much worse than the original item.  We attempted to have his repairs repaired but no one ever showed up and we grew sick and tired of waiting and re-explaining what we needed and quite frankly I lost my faith in the contractors that work for you.

 

You all have been excellent to deal with but your contractors are really letting you down!

 

Here’s a non-exhaustive list of things outstanding:

 

The mirrored closet doors (downstairs) are still falling off their tracks, they are too short.  They’ve been promised over and over and over and over and have never been delivered.  One actually fell off and broke the day we moved in.  It was replaced, but with the same size – it was supposed to have been made longer. They continue to fall off their tracks.

 

The nail pops are all over the place.  I understand this is normal but we’ve asked to have them repaired in the past and the contractor’s response was “I have 1 day here and I’ll get done what I get done”

 

We had the caulking repaired since it peeled away from the counters and sinks and tub.  The caulking peeled away again almost immediately after his “repair”.  In addition, his “repair” was woe-fully inadequate.  The term “amateur” comes to mind, not at all to Pratt’s standards.

 

The front-door was missing its paint. We asked for paint, they painted it and it began peeling within weeks.  I asked a professional and they mentioned it was probably painted in the wrong temperature.

 

We’ve had the house for almost 16 months and our driveway is still not paved.

 

Anyway, I don’t like to complain so I’ll leave it there.  I don’t want to seem like we don’t like our house, that’s simply not true.   I’m just trying to get across to you why we don’t bother submitting requests for repairs anymore and why we never submitted a report for the carpet.

Hello Melissa,

 

The carpet in your living room is this a Berber? I have read all the correspondence from your husband and I don’t see anything that mentions problems with the carpet . There is nothing on the PDI form or the 30 Day Tarion Form or 1 Year Tarion Form and I don’t see a 2nd Year Tarion Form, although it wouldn’t be warrantable on a 2nd year Form.  I will go through your home file again.
